The YES desk top valuation includes market trends, number of sales of similar property types in the trailing 12 months, range of sales, and market value range. An appraisal consultant reviews existing appraisal information (confirmation of location), if available, considers the overall market place, identifies appropriate sale and lease data, and analyzes this information to arrive at a market value of the property.
If additional information is required, for any of the Snapshot components, then YES can arrange for Environmental Site and Property Condition Assessments, Broker's Opinion of Value, or a full MAI Appraisal.
